Hi everybody. Today we're gonna be doing a deep dive into a new and emerging town. Have you ever wondered what it would be like to be at a town from its very inception? Well, that's what's happening out in Douglas County in a neighborhood called Sterling Ranch. It is actually going to be its own town eventually. So I did a little research for everybody and I'm excited to share it.

Coincidentally I went to dinner last night for my husband's company's senior leadership dinner and the chief revenue officer there also lives in Sterling Ranch, which I found to be super interesting because, you know, like
Kenda Ruck (00:56)
Wow.
John Wilkinson (00:56)
you said, it's it's emerging. I know it's a master plan community. and one of the things that he said, and I don't know if you've seen this, but that he's seen bears walking around Sterling Ranch from time to time.
Kenda Ruck (01:08)
Yeah, we definitely we have bears. And I've joked before that we're kind of out in the boonies. And the bear stories like lend credence to my comment that we're out in the boonies. Yeah, we have bears. Yeah. Yeah, we have bears.
John Wilkinson (01:21)
That's crazy. Yeah, and I I love it because
you know, we're in Colorado. You know, my sister in laws, they they have a house in Morrison, kind of up in in the foothills, and obviously they have bears, but they're at seven thousand feet, right? So I didn't realize that you know bears are coming down, you know, to to Douglas into Sterling Ranch anyway. But I think it's cool, it's part

It is. It's exciting.
I don't think I told you, but Greg was at one of our friends' house a couple of weeks ago and they were standing out in the driveway. It was at night, it was like dusk, and they were out there just talking. And Greg turns around and he like touches our friend on the arm and he's like, Don't panic, but there's a bear. There's a bear right there. And the guy turns
John Wilkinson (02:05)
Yeah.

around and is like, my god, and they go running in the house, you know, like like scared
John Wilkinson (02:09)
That's crazy.

to death, putting the garage door down and the bear.

Yes.
You know, it's so annoying actually because I've been coming to Colorado for like sixteen years and I have wanted to see a bear for s every year and we go to Telluride
Kenda Ruck (02:26)
We did.

you Telluride has a gondola system that takes you from Telluride

Tons of bears.

to Mountain Village. The that the day I left, I left because I had a business meeting. I had to go for a couple of days and I left. That day, Hayden and Billy are on the gondola and they see a mama bear and two cubs from the gondola, and I've yet to see a bear. Yeah.
Kenda Ruck (02:44)

This is not fair. Yeah.

pretty cool. But I'll tell you, Sterling Ranch, it's kind of it's kind of booming.
John Wilkinson (02:56)
Yeah.

it is the number one best selling master plan community for five consecutive years.
John Wilkinson (03:05)
Wow.
Kenda Ruck (03:05)
And it's consistently among the top ranked top selling
developments in the nation.
John Wilkinson (03:12)

Kenda Ruck (03:12)
So it is growing fast. And I know eventually we're gonna be getting our own, we're gonna be getting incorporated, getting our own zip code. And you know it it it's it's a it's a really growing community. Just a little bit about the community in general. It's in Douglas County, as you mentioned, and that is just kind of southwest of Denver. So if you picture Denver
Southwest and then the the right now our billing address is Littleton, so we're kind of really close to Littleton. There's gonna be about 12,500 homes in this community when it's completely built out, and there will be eventually be a population of over 30,000 people in Sterling Ranch. So
It's incredible. And the way they've planned this community is it's spread out amo gonna be spread out amongst nine what they call villages.
John Wilkinson (04:09)
Okay.
Kenda Ruck (04:10)
that sounds like the Florida I I wanna sing the little ditty about the villages in Florida, but there
John Wilkinson (04:14)
Right.
Kenda Ruck (04:15)
are nine gonna be nine villages. Right now they there are three that are almost complete. two are complete, one is almost complete.
and then they just started Parkvale. there's Ascent, which is where I live, Providence, Prospect Village, and then Parkvale is is coming and that's the one they're just breaking ground and selling lots in. So it's it's huge.
John Wilkinson (04:42)
Wow.
So w why do you know why they are going to create their own town, if you will? Like what what the what's the reason behind that?
Kenda Ruck (04:52)
Yeah, I went to an event where the owners of the land were talking and they are an older couple.
and they had this dream of recreating a a a town where people could kids could ride their bikes, people were out in their driveways with lawn chairs, chatting. They wanted to kind of recreate the feeling of their youth and how they just enjoyed their town so much. And so they just decided, hey, that really doesn't exist to our liking and to our specifications of what we're looking for. So let's buy up these ranches.
And
let's create it. And I know that the infrastructure and the planning that went into the community prior to ever breaking ground on the first home was around 10 or 15 years that they were doing work, just planning what they wanted. And one of their main goals was to see kids out riding bikes and to see families and and streets having block parties and things like that. So they're kind of wanting to get a little bit of a rollback feeling when it
comes to what enables.
John Wilkinson (06:00)

Kenda Ruck (06:03)
Exactly, exactly.

nostalgia. Yeah. That's
great. That's cool. So what so in in Sterling Ranch, I know there's a lot of new homes being built, and I know we've done business out in Sterling Ranch with with resales.
Kenda Ruck (06:15)
Mm-hmm.
John Wilkinson (06:16)
what who do you think would would really prosper moving to Sterling Ranch or what are some of the things that that you feel are just really great about Sterling Ranch that somebody would be drawn to?
Kenda Ruck (06:27)
Yeah, what I'm seeing a a lot that I think is really unique for Sterling Ranch is we're seeing lots of multi-generational family segments. So because the price point varies from, you know, you can get in here for the mid four hundreds, and then there are also homes that are much larger that are, you know, one point four, one point five. So we're seeing young families with kids who
Are coming in getting their first home. So they're first time homeowners, they're getting maybe in a condo, or even, you know, single folks and they're getting a condo and then they're moving up to a detached home. the detached home, you know, mid-sixes, say, for example. But their parents want to be close or their siblings wanna be close with their families. And so they're also buying homes in the same community, and the parents are buying the ranch style homes.
where they don't have a lot of yard work or you know it ju it just there's so many people I know here whose siblings adult siblings live here also and parents on both sides of the marriage like the husband's parents the wife's parents the you know the sisters the whole the whole group lives here and I think that is so cool. Like that's really unique. They even have
John Wilkinson (07:51)
I do too. It is, yeah.
Kenda Ruck (07:54)
One of the builders even has a has a floor plan that is called a multi-generational floor plan. And it has the house, but and then on the side of the house, it has like its own little house, like almost like a casita, where
John Wilkinson (08:10)
wow.
Kenda Ruck (08:10)
the parents could live in the house, the little casita part of the house, and then the rest of the family can live in the bigger. So I think it's done very intentionally and
I think the way they've created this marketing around bring your whole family, I think it's kind of genius. There are always
John Wilkinson (08:32)
Yeah.
Kenda Ruck (08:33)
concerts in the park and all kinds of fun events for families. And and so many times I see adult children with young with young kids, the parents, the grandparents, they all they all live here.
John Wilkinson (08:48)
I
love that. Yeah, you know, that's one of the things that was tough to leave Austin was my two of my sisters th or my sisters, the only ones I have that I know of, you know,
Kenda Ruck (08:57)
Yeah.
John Wilkinson (08:58)
lived lived in the same neighborhood that we did and and leaving that was was really tough. Yeah, I can see the value of having people close by, you know, to do to go to events like that or just to hang out on the weekends, right? And and and do things. So that's really special.
Kenda Ruck (09:15)
Yeah, they have an all inclusive playground for children with with special needs. and they just kind of
They just kind of cater to every segment of of life. Whether you want to build your life here and and have have your children here, or you want to come back and just have an easy life where you just walk to concerts and walk to the coffee shop. There's a coffee shop, there's a medical center right in the middle of town where where my primary care physician is, I can walk to.
John Wilkinson (09:48)

they're they're kind of planning it to be like its own living.

I love that. What kind of lifestyle? I mean you mentioned a lot about like what's inside of Sterling Ranch, but I know that obviously there's bears, you're right. So you've got to be close to some like trails
Kenda Ruck (10:06)
There are bears.
John Wilkinson (10:08)
and nature. So what's kind of around the area that is also a draw for for folks who move to Sterling Ranch?
Kenda Ruck (10:16)
Yeah. John, there are 30 miles of interconnected trails around Sterling Ranch. we're we're very close to Roxboro Park, which is incredible. Greg rides his bike everywhere, and there are always people out riding their bikes. we're really close to Chatfield Park, and we have great access to Waterton Canyon. So we're kind of, while we are out in the boonies, we're kind of
connected to that essential Colorado feel. You know what I'm trying to say? I'm not saying it
John Wilkinson (10:55)
Sure, yeah.
Kenda Ruck (10:55)
very eloquently, but like everything that makes you think of what it's like to live in Colorado, we
We have it. We have access to it, except, you know, downtown, because we're far from downtown. But everything
John Wilkinson (11:09)
Yeah. Right.
Kenda Ruck (11:11)
that you would want to do socially is right in the area. And there's a new development or a new project coming that we're very excited about. It's called the Zebulon Sports Facility. And it's gonna
John Wilkinson (11:25)
Okay.
Kenda Ruck (11:25)
be right outside the right outside the Sterling Ranch neighborhood. It's very close to me. I'll be able to walk to it.
And
it's gonna be this massive facility that has soccer fields, indoor tennis courts, baseball fields, and they're gonna be hosting like like when all these travel teams come together and have tournaments, they're gonna be hosting things like that.
So it's
John Wilkinson (11:50)
Wow.
Kenda Ruck (11:50)
gonna be a very big draw. And the residents of Sterling Ranch get to use their huge gym for free. It's just you know, there are a lot of things to offer.
for social life. And again, I mentioned lots of concerts and things
John Wilkinson (12:05)
Yeah.
Kenda Ruck (12:06)
like that. So
John Wilkinson (12:06)
I mean it sounds it sounds
like people, you know, don't just buy a house there, they're really buying a lifestyle, right? They're they're it's kind of that Colorado like you mentioned. You know, I know I've we've had clients who w were looking for, you know, something that's close to outdoors because they like to go hiking or they like to be close to the mountains. And I I think that what you're describing is is something that would be perfect for a family or young couple or even singles who are looking for that kind of
extra amenity, right? That extra you know thing that they get to do.
Kenda Ruck (12:41)
Yeah, it's it's kinda great.
John Wilkinson (12:43)
That's awesome. I love that so much. So so riding bikes outside. you said Greg
Kenda Ruck (12:48)
Mm-hmm.
John Wilkinson (12:48)
rides his bike everywhere. and and that fitness facilities. So there's a there's gonna be huge gym. residents get to to obviously go and and use the gym, which is a huge, huge plus. you know, knowing that it's expensive to get a gym membership, right? So just adding on that cost.
Kenda Ruck (13:06)
It is. It is. And we actually in
our in our in our
Sterling Community Center that has the big lap pool and all of those things. There is a gym there currently. So we do have access to use that gym for free. it's not as it's not very big, but again, we only have three of the nine villages built right now. So the demand is kind of following, you know, the the size of the neighborhood and and the gym is enough for right now. It's typically not super crowded in there, but it will be nice.
John Wilkinson (13:43)
Yeah. So in terms of like architecture, you mentioned a floor plan, which I think that is great, that multi-generational floor plan is such a great idea, but in terms of architecture, what is ha ha I guess how did Sterling Ranch begin? How many builders are out there? Like what is what does that look like?
Kenda Ruck (14:01)
Yeah.
One of the things that Sterling Ranch doesn't have an HOA, it has called a what's called a cab, which is a community authority board, because it's gonna be morphing into a town, so it's not really an HOA. But they have been very strategic about making sure that the whole the development includes lots of different builders. I made a list of some of the builders.
We have Taylor Morrison, David Weekly, Pulty Trumark Lenar. We have so many different builders. And then a new one called Lion. I went and looked at one of the Lion properties yesterday. And these are the more estate high-end homes that are coming to Sterling Ranch. But and I'll talk more about that in just a second, but I want to point out that the cab is incredibly strict about making sure that the builders provide variety.
In the the the way the homes look, or what's called the elevation. So they're very strict about this house here cannot look like this house here. They have to look completely different. So each builder has to provide multiple different ways to make the house look different. And they will not allow two homes side by side. So that was one of my main concerns with the development this size is we don't want the cookie cutter, you know.
Boom, boom, boom, boom, everything looks the same because I think that really kind of devalues the neighborhood, but it doesn't.
John Wilkinson (15:30)
Right.
Kenda Ruck (15:30)
they're very strategic about setbacks and they have houses staggered. So they're trying to make it look like these homes have been here a while and that they're like individually custom built.
The Lion homes are new to me, but they are a very well-known builder here in Denver. And the homes that they're building, I think, are pretty interesting. I went and walked through them yesterday. Huge open spaces. These are around 5,000 to 5,500 square foot ranch.
John Wilkinson (16:03)

homes with
full finished basements.
John Wilkinson (16:06)

Kenda Ruck (16:06)
The homes all have four-car garage. They're all smart homes. They have five to six bedrooms, fully decked out with everything that you can imagine in a new construction home. Great beautiful yards. And and I love the fact that they're all they're all single level homes with full finished basements. They have built-in gar gyms with like this beautiful glass
enclosure for the gym. And and they're really catering to that price point of people who don't want to have a smaller home. They want a little bit more space, but they don't want to have to micromanage the build. They don't want to have to customize the build. So they have all everything kind of picked for you except the light fixtures. You get to do that. But
You know, everything is done for you and these homes are beautiful. And they're again between four thousand and five thousand square feet.
John Wilkinson (17:08)

so I know like a lot of times when when you're buying a new construction home you go to the design center and you've got to start picking out the flooring and the fixtures and everything
Kenda Ruck (17:17)
Right.
John Wilkinson (17:19)
plumbing everything so this you're saying they they've done that for you and then there's some little you know tweaks that you can do at at the end
Kenda Ruck (17:27)
That's exactly right. They they felt like w with
the demographic of Sterling Ranch. They did not want to be bothered with having to hire a designer to come help you make sure that your home was cohesive and that everything matches. They did that part for you. So they hired the designer and the designer and and you have like these groupings of this this house includes these groupings and this house includes so you do have variety, so your house isn't gonna
John Wilkinson (17:57)
Okay.
Kenda Ruck (17:57)
look like your neighbors, but it's
It's all done for you, which I really appreciate. And even when I bought our home, which is very small and much less expensive, they offered us the same thing. They had, I think, six or eight interior packages that included like these are the floors, these are the cabinets, these are the back, this is the backslash, this is the tile, you know. And you could pick which grouping you wanted, and it just made it so easy.
John Wilkinson (18:27)
That's I I love that. I think because
it is it can be very daunting, right, to to pick and you know as as as someone I I feel like I have a good aesthetic, but you know, you're right. If you're if you're just you know choosing cabinets and then you're walking across the design center to choose backsplash or something,
Kenda Ruck (18:46)

John Wilkinson (18:47)
getting it to to be cohesive like you mentioned for a normal person is difficult. And so that's I think that's such a great idea.
Kenda Ruck (18:54)
It's tough.
It's tough. And you know, for us personally, we were moving, you know, from Cabo. We were in Cabo and we
John Wilkinson (19:01)
Yeah.
Kenda Ruck (19:01)
picked this lot and we weren't like
Like we weren't here every day. We were in Cabo and we've talked about John that so many people are moving to Denver. And, you know, you come to Denver, you pick your house, you pick your lot, and then you go back to where you are to finish up your, you know, your area or your home, you know, back your home sales back home and you're packing up in your and you don't need to worry about what's going on here because the house is already being built and it's already been taken care of for you.
John Wilkinson (19:32)
So can two questions. One, obviously, you know, in Colorado, sustainability is super important. you know, and I think that having the advantage of being a master plan community, I'm sure they have taken sustainability into into into consideration. So I'd love to hear about that, but I also wanna know
What you know like what is you you mentioned the the demographic that's moving into Sterling Ranch. What who would really like to live in Sterling Ranch? Where are they moving from? you know, give us a little bit of that information.
Kenda Ruck (20:04)
Your first question about sustainability is an important one for Sterling Ranch. The developers put a lot of attention into the sustainability piece. So every home in Sterling Ranch is a smart home. they all have the highest level of insulation and they're all built with sustainability in mind. All of the garages have the electric car,
Outlet so that you can charge your car. the a few sections, a few builders automatically put in solar panels. and and again, they're they're all smart homes. one of the biggest c complaints that people have is the water situation. And water is a problem in Colorado in general. water, we live in a very dry, arid climate, and water is an issue, and so
That's one of the things that is a little bit more expensive in living in Sterling Ranch is that water is a little higher priced. What they have done is they've
Set the homes up with automated watering systems called Racio and the the you're metered for the inside of the home and the outside of the home. So they are monitoring. So right now we're under a watering ban. Like they are gonna monitor if you're watering your yard more than there's you're supposed to be, they're gonna reach out to you and be like, hey, you're not supposed to be watering your yard. So they monitor
John Wilkinson (21:32)
Yeah.
Kenda Ruck (21:34)
that because it's it's important. but you get a certain bill, you get one bill and one allotment for the inside.
Of the home, and then one bill and one allotment for the outside of the home, and they they watch it. we had a leak one time and on the out on the sprinkler system, and we got multiple emails like you have water leaking, like look into this right away. So I thought that was pretty cool.
John Wilkinson (21:54)
Yeah. That is cool.
Kenda Ruck (21:56)
but it does make it a little bit more expensive, and that's one of the complaints that residents do have: is you know, water is is it's an issue here. and then
You know, with regards to the type of person who would live in Sterling Ranch, a couple of things pop into mind. We have a lot of people who work from home.
John Wilkinson (22:21)
Okay.
Kenda Ruck (22:22)
yeah, a lot of people who work remotely would do well in Sterling Ranch. If you have to drive into Denver every day, just
John Wilkinson (22:31)
Yeah.
Kenda Ruck (22:32)
you have to like buckle in, take book.
John Wilkinson (22:36)
Right.
Kenda Ruck (22:35)
Take a snack, you know,
because it's not super easy to get in. Like even when I come out to see you, it's not super easy. It's a 45 minute to an hour drive. and it's not super easy. But if you work remotely and you have flexibility in your schedule, then you would do really well in Sterling Ranch. it's not really considered a walkable area. I can't walk to the grocery store. I can't walk to a restaurant.
You know, so you have to get in your car for most most activities. But if you're okay with that, then then Sterling Ranch is is great for a wide variety of people. but you know, you have to be buckled in for that drive.
John Wilkinson (23:22)
Yeah, yeah. You know, that's I think
for
all of the advantages right that you mentioned, it may be worth it, right, to to for the for exactly the type of person that you're you're you're describing. Because you know, having a commute is kind of normal in other big cities. When they want to live in an area that is conducive to their lifestyle, they're willing to take the drive, you know, to work and come back. But you know, if if you can work remotely, that's even a bit better advantage for Sterling. So
Kenda Ruck (23:54)
and for strong.
John Wilkinson (23:56)
You'd mentioned water as one of the I guess downsides and and and and maybe the commute and and access to things. Are there any other you know things that people should
Kenda Ruck (23:58)
One of the things outside and and and maybe access to things. Are there you know thing
John Wilkinson (24:07)
consider?
Kenda Ruck (24:09)
You mean downsides?
John Wilkinson (24:10)
Yeah.
Kenda Ruck (24:11)
Yeah. Yeah. Yeah. There is one other
Big one that I think I hear a lot from neighbors and I experience myself. And that is that it is a new neighborhood. You know, it's it's being constructed. So we always have construction trucks, we always have they do a great job of keeping the roads cle as clear as possible and they make the builders clean up their job site every night, especially over the weekends, but there's always the construction dust.
There's always the construction noise. Again, we live in a newer section and our section is about to be finished. So I think we're gonna see a dramatic improvement in that. But it is something that is kind of a kind of a pain a little bit, to be honest. And the other thing is that some of the amenities that are coming, they're not here yet.
John Wilkinson (25:09)
Sure.
Kenda Ruck (25:09)
We
don't have a local hotel where guests can stay. Once Zebulon comes, we will have some hotels going in the area. We don't have a lot of dining in the area. Those things are coming, but they're not here yet. you know, we don't have the big beautiful gym. It's coming, but it's not here. we only have one pool right now. There are others coming, but they're not built yet. So being at the beginning of this community that's being developed, it does come with those days.
Downsides. And also, everybody who moves here is kind of new here. So
John Wilkinson (25:46)
Yeah.
Kenda Ruck (25:47)
you, if you don't move with family, you have to make an effort to step out of your comfort zone and get involved and meet people. They make it really easy to meet people. They do. They have so many events and so many concerts and so many gatherings and clubs and so many. But
They do it you're you don't necessarily move in and you've not like lived here for twenty years and you know all your neighbors. It's not that. It's it's all relatively new. So
John Wilkinson (26:19)
Yeah.
Kenda Ruck (26:21)
I think those are for me the biggest downsides. Sure. Yeah. Yeah.
John Wilkinson (26:23)
Sure. Yeah, you know, and I think you know, looking at
like half full, glass half full is there's also the upside of value add, you know, when those things are built and complete, it obviously adds value to your home. so that's that's gonna continue to increase, I think, I think is is great. I we lived in a in a master plan community for a little bit in in Austin at the very beginning of its inception and moved, you know, gosh.
sixteen years let's see let's see now probably twenty god twenty years ago we we left that place and now Belterra is finished and beautiful and retail and you know it's it's a vibrant community and I think that's that is definitely an upside for, you know, folks who are looking you have to go through a little bit of temporary, you know, ch ch ch ch ch ch noise, you know, with the construction or whatever. But, you know, there right.
Kenda Ruck (27:15)
You do, you do. And all the vegetation is young, you know, there are
no big
beautiful trees like you have in your community. It's
John Wilkinson (27:24)
Sure.
Kenda Ruck (27:24)
just it's it's immature vegetation and and whatnot, but it's coming and it will be here.
John Wilkinson (27:29)
It will.
Kenda Ruck (27:30)
And and I think we need to touch really quickly on resale. There are some resale homes in Sterling Ranch. There aren't a ton, but there are people who, you know, they bought their home four years ago and now they're being transferred to another new thing and they have to, you know, sell their home. Or there are people moving up from starter homes to larger homes.
So there are some resales out there to be had. So if you're interested specifically in in a resale home, that that is also an option. Not only new construction is what is available in Sterling Ranch.
John Wilkinson (28:06)
That's good because
Yeah, that's great because some people don't want to wait or can't wait for a home to be built and and they may want to
Kenda Ruck (28:14)
That's right.
John Wilkinson (28:14)
look the lifestyle, so they have to look for the resale, which is easy just to kind of step step in and and bring your clothes and toothbrush and and you're done. Yeah.
Kenda Ruck (28:24)
That's right. That's right.
And John, we have talked so many times about the trade-off between lifestyle and convenience or the work-life balance that Colorado offers. And I definitely feel like for Sterling Ranch, the lifestyle trade-off is worth the little bit of uncomfortable inconvenience that we are currently experiencing. I d I really do feel like it's it's worth it.
John Wilkinson (28:54)
Yeah, it is beautiful out there and you have great mountain views. I love your home. You keep saying it's small, but I think it's not that small and it's it's really beautiful. so I I agree. I

think Sterling Ranch is is definitely should be a one of the top considerations for people who are moving to the area and have the flexibility, right? They don't need to be close, you know, to to the office or they don't mind a commute. Maybe they're moving from Dallas or San Francisco, LA, and they're used to it, and so they're they're you they're willing to kind of have that.
Trade-off so that they have peace of mind, you know, back at their house. But Kenda thank you so much for the deep dive into Sterling Ranch. I've learned a ton.
